This proposed apartment building targets 20% of the units for formerly homeless seniors, and all units will be restricted at 60% AMI or lower. Using the state Density Bonus to increase unit count and building height and a state Assembly Bill to streamline the entitlements process, groundbreaking for the 95-unit buildling is scheduled for 2025. Rich in amenities, the project offers a community room, resident lounge, seating areas at upper floor elevator lobbies, a roof deck and terrace garden, and senior-serving details like lean rails in the corridors and call devices in the apartments. The project is targeting Greenpoints Platinum, and will use no fossil fuels.
On account of the narrow floorplate and lot size, both the Mission and Minna facades feature dramatic bays with colorful, custom-designed sunshades to maximize unit space within. The sunshades and facade highlight both the colors of the SOMA Pilipinas Cultural District and the existing neighborhood character, weaving together the two palettes and providing continuity with the surrounding buildings. Extensive exterior space is dedicated to local art, with murals planned for the west-facing walls and the Minna Street sidewalk.
